Our services
As part of our Charter with the RIBA, we work to key stages of a construction project, from conception to completion. You can commission us for any or all of these stages for your project.
Stage 0 / 1
Preparation and Brief
This is the most important part of the project and where we can add the most value. A member of our team will undertake some preliminary appraisals to assess the options and feasibility of the project. This can range from a sketch design solution to a full feasibility study and will enable you to decide on the best way forward. They will identify the need for any approvals with local authorities and other consultants; most commonly a Structural Engineer and a Services Consultant.
Stage 2
Concept Design
Using the initial project brief, we will develop outline proposals. We will present a number of initial concepts for you to choose from. We will also liaise with local planners as a priority. The final design brief should reflect your aspirations and provide you with a building that adds value and improves quality of life.
Stage 3
Developed Design
We will spend more time at this stage transforming ideas into something that can be built. This includes coordinating the work of other consultants into the designs. Once agreed with you, the design proposals will then be submitted for planning approval, if required.
Stage 4
Technical Design
We will prepare the technical drawings, specifications and a schedule of works that will be used to construct the building. You will have sufficient information to approach builders for competitive tendering by the end of this stage. Tarpey Woodfine Architects can act as the Contract Administrator – inviting and appraising tenders, then managing the building contract on your behalf.
Stage 5
Construction
Throughout the construction phase, as Contract Administrator, we can manage the project to ensure it is delivered on time and on budget. We will also attend to any questions or requests for additional information that your selected building contractor may have during construction. This is valuable on refurbishment and extension projects as we can quickly deal with unforeseen issues that may arise whilst uncovering elements of an existing building. Our input at this stage is equally as valuable on new build projects since we can instil high quality workmanship and finishing throughout the build.
Stage 6
Handover and Close Out
Tarpey Woodfine Architects can carry out inspections and issue final certification. We can finalise the contract administration and will formally hand over the building to you. We can inspect the building at a particular time period after hand over (typically six months) to carry out a defects and snagging report. This will be given to your building contractor in order for them to rectify any final issues.
Other Consultants
It is worth noting that additional specialist advice from independent consultants such as Ecologists or Structural Engineers may be required during any or occasionally all of these stages. We will advise you if these are required as soon as we are able.
