Our services are organised into four broad stages of work:

 

  • Feasibility (RIBA Stages 0 and 1)
  • Developed Design and Planning (RIBA Stages 2 and 3)
  • Technical Design and Building Regulations (RIBA Stage 4)
  • Construction (RIBA Stages 5 and 6)

We can be commissioned for part of your project or can provide comprehensive support from start to finish.

Feasibility

Strategic Definition (RIBA Stage 0):

  • Understand client requirements
  • Undertake site appraisals
  • Undertake a strategic appraisal of planning considerations
  • Undertake feasibility studies

Preparation and Briefing (RIBA Stage 1): 

  • Develop business case for feasible options
  • Prepare project brief
  • Agree project budget
  • Source site information, including surveys
  • Source pre-application planning advice

Developed Design and Planning

The key task during this stage is to prepare and submit the planning application.  Specific tasks include:

 

Concept Design (RIBA Stage 2):

  • Obtain pre-application planning advice
  • Submit outline planning permission
  • Undertake design reviews

Spatial Co-ordination (RIBA Stage 3):

  • Co-ordination of the design team (e.g. Ecologists, Highways Engineers, Structural Engineers, Heritage Consultants, Quantity Surveyors) 
  • Co-ordination of market analysis and cost appraisals
  • Preparation and submission of additional required applications (e.g. listed building consent) 
  • Preparation of a Design and Access Statement
  • Preparation and submission of a full planning application

Technical Design and Building Regulations

Technical Design (RIBA Stage 4): 

  • Develop architectural and engineering technical design 
  • Prepare and co-ordinate design team building systems information
  • Prepare construction phase plan
  • Prepare and submit building regulations application 
  • Discharge pre-commencement planning conditions 
  • Prepare tender information, invite tenders, assist in tender evaluation

Construction

Construction (RIBA Stage 5):

  • Contract administration or construction management 
  • Monitor progress against construction programme 
  • Undertake site inspections 
  • Resolve site queries

Handover (RIBA Stage 6)

  • Control the hand-over of the building to the client 
  • Issue payment certificates, final certificates and structural warranty certificates  
  • Prepare snagging reports and ensure defects are rectified
  • Manage commissioning of building

Conservation

Sustainability or "eco-design" is an approach to designing that gives special consideration to the environmental impacts of a building over its entire lifecycle.
